Development Site, Burnside Road, Balbeggie, Perth PH2 6HD

    ***OFFERS OVER £375,000***

Thorntons are delighted to offer to the market an opportunity to purchase a building plot that has been granted planning permission for the erection of four residential dwellings.

The demolition of a cottage on the plot has been completed and permission granted for the erection of four dwellinghouses set within the extensive garden ground of the former cottage. The plot extends from Burnside Road to the south and is relatively well contained by existing boundary planting. The site gently slopes southwards and is bound to the south by Croft Park, to the east and west is residential development.

The planning approval allows for the erection of two semidetached dwellinghouses on the footprint of the former cottage. Each of these semi-detached houses is proposed to be a two-storey dwelling with three bedrooms. Vehicular access is directly from Burnside Road onto a driveway for each house. An access track is proposed along the western boundary of the site from Burnside Road to provide access to two further, larger detached single-storey dwellings in the southern half of the site. These are proposed to be 3-bedroom bungalows and to have private car parking.

The Computer-Generated Images shown represent what the final development can look like once completed.

The village of Balbeggie is on the outskirts of Scone (3.3 miles) and enjoys a very accessible position within Perthshire, both for the commuter and for the modern family looking to be within proximity of local amenities. It enjoys a rural setting that has good arterial road access to Scone, Perth, and Coupar Angus.

Just north of Scone (Balbeggie side) tthe Cross Tay Link Road, soon to be completed c.2025, will provide a straightforward link to the A9 just south of Luncarty. This link should facilitate easier access to the employment centres located in the Inveralmond industrial estate avoiding central Perth as well as providing quicker links onto the Perth City bypass and the motorway links to Glasgow, Edinburgh and Dundee.

Although local amenities in the village are limited to a convenience store and Balbeggie Primary School the nearby village of Scone offers various local services and amenities including a Tesco garage/store, a bakery, butchers, restaurants, health centre with the highly regarded Robert Douglas Memorial primary school and a regular bus route into Perth.
